A new build snag survey is a detailed inspection carried out on a newly constructed home to identify defects, unfinished work, or poor-quality finishes—known as “snags.” in accordance with the New Home quality board. Conducted by a professional snagging inspector, the survey assesses everything from structural elements and plumbing to electrics, paintwork, fixtures, and fittings to ensure the property meets expected standards and building regulations. The survey highlights both minor cosmetic issues and more significant faults, providing the homeowner with a clear list of items that the developer is responsible for correcting before or shortly after moving in.

A Level 1 RICS Survey, also known as a RICS Condition Report, is the most basic type of property survey provided by the Royal Institution of Chartered Surveyors. It offers a concise overview of a property's general condition and highlights any significant or urgent issues that should be addressed before purchase. This type of survey is best suited to relatively new, conventional properties that appear to be in good order. It’s ideal for buyers or homeowners who simply want reassurance that there are no major defects or immediate concerns.
The report is based on a visual inspection of the building’s key elements, such as the roof, walls, windows, and services, and uses a clear traffic light rating system to indicate the condition of each area. However, it does not include a property valuation, cost estimates for repairs, or a detailed investigation into hidden problems. The resulting document is short, easy to understand, and focuses on overall condition rather than technical detail. Because of its limited scope, it’s not suitable for older or more complex properties, but it provides a clear and affordable summary for modern homes in generally good condition.
