An Energy Performance Certificate (EPC) is an official document that rates the energy efficiency of a property and outlines how costly it is likely to be to heat, cool, and power. During an EPC assessment, a qualified energy assessor examines features such as insulation, heating systems, windows, lighting, and construction materials. The property is then given an efficiency rating from A (most efficient) to G (least efficient), along with an environmental impact score showing its CO₂ emissions. The certificate also includes recommended improvements—like better insulation or upgraded heating—that could enhance efficiency and reduce running costs. EPCs are required when selling, renting, or building a property, helping owners, tenants, and buyers understand its energy performance.
